As your largest investment and most valuable asset, your home requires the highest level of commitment and attention. Choosing a qualified professional to take care of your real estate needs is an important decision. From the first time buyer, move up/down, relocation, retirement to the seasoned investor, I will provide step by step guidance through the home buying and selling process.

If you are a Buyer, I will:

1. Discuss the features of each home in relation to your specific needs. Provide internet access to all of the properties in the Multiple Listing Service that specifically matches your criterias. Set up automatic notifications of new listings including any Bank foreclosures, Company owned properties, distressed sales as well as standard listings as they occur from all Real Estate companies for free with no obligations to buy a home.

2. Provide relevant Market information on comparable sales, taxes and other important information supporting your buying decision (i.e. demographics, schools, crime, community development, etc).

3. Help you find a favorable mortgage that fits your needs including all options available to you. Assist in pre-qualification & approval process to provide you additional leverage when negotiating for a purchase. Provide a free Rent vs. Buy financial analysis to assist you in making a sound investment decision.

4. Manage the details of the purchasing process, carefully explaining all written documents, helping negotiate your offer and providing a full documentation package.

5. Help you through the entire home buying process. From making the first offer thru home inspection, appraisal process, walk through until the close of escrow as your exclusive Buyer’s agent at no cost to you (commission is paid by Seller). I will negotiate on your behalf as the Buyer, not the Seller.

6. Streamline and simplify the entire process of buying a home by coordinating with Realtors, Loan officers, Escrow, Home inspectors, Appraisers and Title Reps. while ensuring a smooth transaction.

If you are a Seller, I will:

1.Identify your unique needs and special requirements. Provide you with up to date sales comparables and an assessment of your potential sellers net proceeds.

2. Maintain constant communication with you through the sales process and create maximum market exposure for your home to qualified buyers on the MLS (Multiple Listing Service).

3. Provide you with regular updates about buyer’s interests and viewing activity of your home.

4. Advise on preparing and staging your home for sale and promote your home to fellow Realtors.

5. Coordinate most appointments and showings including open houses on weekends.

6. Update neighborhood selling activity and any market changes.

7. Negotiate and present all offers and pre-qualify all buyers, when possible. Coordinate all activities from opening of escrow until close.

 

IF YOU ARE A NEW OR SEASONED REAL ESTATE INVESTOR (assist in):

  • Conducting feasibility analysis, lease contract agreements, cap rate calculations and 1031 exchanges for RE Investors. Review tenant applications, conduct verifications, lease contract preparation, negotiations, tenant selection, manage lease collection, property maintenance processes as required.
  • Project manage residential and multi-unit purchase rehabs for potential resale flips including profitability analysis, contractor inspection and bids, securing building permits, researching city and state zoning requirements, review building developmental plans, EIR approvals, project execution, coordination and completion all within targeted timelines.
  • California Bureau of Real Estate (BRE) Certified REO Foreclosure Specialist, Short Sale Specialist & Real Estate Investing.
  • Member Los Angeles Real Estate Investors Association (LAREIA)
